Increasing demand for properties with outbuildings and a small amount of land – typically up to five acres, has underpinned the strong market.

The market remains active, despite the time of the year, and one property recently brought to the market has a closing date this week after a number of competing offers were made in just 10 days. There are also a number of lovely properties that we will be launching early in the new year.

The most sought-after areas are typically in the northern part of the region, within commuting distance of Glasgow. Ayrshire attracts families relocating from the central belt, although attractive rural property can prove a hit in any part of the region, according to Galbraith.
Among the best sales this year were a farmhouse with land and buildings in a semi-rural location which piqued the interest of a US-based Scottish couple who returned to Scotland to view the property and have now made an offer.
Other notable sales include a country cottage close to Glasgow which achieved 16 per cent over the asking price and was sold to first time buyers, along with a smallholding in East Ayrshire with some five acres of land which attracted seven competitive offers and sold for 24 per cent over the asking price.
Vivien Wright, Senior Negotiator with Galbraith, commented: “The flexibility provided by outbuildings, space and a manageable amount of land holds huge appeal for a wide range of buyers. We often have buyers with equestrian interests looking for land and stables, as well as people relocating to a more rural area and some who are realising the dream of having more space around them and greater privacy. One buyer was seeking enough land for a small herd of llamas, demonstrating that the rural dream can take a variety of forms.”
