Fife property sales handled by the Galbraith team from the Firm’s Cupar office rose by four per cent by volume this year compared with 2023, with the total value of these sales being 18 per cent higher than last year.

The average exchange price of properties sold in Fife increased by 14 per cent to £488,300.

Galbraith as a whole, which operates across Scotland and the north of England, reported a year-on-year increase in sales of 14 per cent for 2024 and an increase in average prices of 11 per cent.

Dominic Wedderburn, head of sales for Galbraith in Cupar, said: “Prospects for 2025 are looking very positive with a greater supply of properties coming to the Fife market. Sellers are gaining confidence with interest rates on their way down and the market having readjusted over the past five years to represent a typical market place, all of which has stimulated activity.

“Many buyers have been relocating from Edinburgh who appreciate the value for money and space on offer in Fife compared with Edinburgh. These buyers know the market and are able to keep in touch with the city for professional purposes via a commute which is less than an hour’s drive away or via direct rail links.

“The second home market is significant in some parts of Fife with a lot of English buyers attracted to Fife. As such, we have become vicariously part of the English chain process which can be a bit unpredictable, especially with the recent announcement in the Scottish budget about an increase in tax payable on second homes in Scotland (Additional Dwelling Supplement), which rose from 6 per cent to 8 per cent.

“That said, buyers continue to be attracted to all that Fife has to offer with its many coastal villages and towns including the likes of Elie, Pittenweem and Crail, as well as the draw of St Andrews together with the many outdoor activities available for all the family to enjoy.”

A standout sale handled by Galbraith in Fife this year was North Baldinnie in Cupar, a charming rural property with four acres of land and a bespoke oak framed extension with outstanding views to the Grampian mountains. The property was marketed at offers over £695,000, and following a competitive closing date sold for considerably more than the asking price.

Currently for sale through Galbraith is Milton House in Milton of Balgonie, Glenrothes. A renovated Georgian property set in a walled garden with a substantial orangery extension, for sale at offers over £580,000. This property is situated in an ideal location for commuting to Edinburgh, being only two miles from Markinch Railway Station.
