Extending to some 73.19 Ha (180.84 acres), Clackmannan Woodland lies in a very accessible location to the south of the A977 which links the Kincardine Bridge to the M90 at Kinross. The woodland sits on the outskirts of the settlement of Forestmill, some three miles northeast of the village of Clackmannan.
Since 2019, a programme of continuous felling and restock has been in place, in accordance with felling licences, and the woodland now offers a mix of coniferous and deciduous trees ranging in age. This programme of activity has been carried out in a staged process enhancing the diversity of the property..
Alistair Christie, partner at Galbraith handling the sale, said: “The sale of Clackmannan Woodland represents a fantastic opportunity to acquire a sizable productive woodland that offers long term investment income potential. Timber is a vital raw material for the construction industry and continues to offer a sustainable land use.
“The Scottish Budget for 2025/2026, published this week, confirmed that commercial woodland, subject to two years’ ownership, will continue to benefit from 100% business property relief for the first £1 million of value, with the balance relieved at 50%, affording a good shelter to mitigate inheritance tax liabilities. Commercial forestry continues to present an attractive investment opportunity given the income tax exemptions on the sale of timber. In addition, the sale of any growing timber in commercial woodland is also exempt from capital gains tax.”
The plantation can be accessed directly off the A977 via internal tracks which have been installed to aid the recent felling works.
Clackmannan Woodland, Forestmill, Alloa, is for sale through Galbraith at offers over £450,000.
